Why "Must be seen"? Do you mean "it's a decrepit wreck, you'll need to see it to see how bad", or "I am completely unable to distinguish my offering from any other, and thus will suggest that there's more to this than the five words I put in my listing"?

I think classified adverts of any sort work a whole lot better when you look at them objectively and ask yourself, "would I follow up on this advert?"
